Sarin Property Group, a developer with a portfolio spanning affordable housing to luxury condominiums, approached us with a dual challenge: improve indoor air quality ratings to differentiate their product while reducing common-area HVAC energy consumption.

Project scope

Over 400 Airvera ERV units were deployed across 11 residential projects — ranging from 8-storey low-rise buildings to 35-storey towers. Each unit's hallway and lobby fresh air intake was fitted with an enthalpy recovery ventilator sized to the floor's design occupancy.

Technical highlights

The Airvera units use fixed-plate enthalpy exchangers with a sensible effectiveness of 72% and latent effectiveness of 58% under Bangkok's tropical conditions. This means incoming 35°C, 70% RH air is preconditioned to approximately 29–30°C with significantly reduced humidity before entering the AHU cooling coil — cutting the latent cooling load by nearly half.

Results

Post-installation monitoring across the first five completed projects showed average HVAC energy savings of 34% in common areas. CO₂ levels in corridors and lobbies remained below 800 ppm — well within ASHRAE 62.1 thresholds — even during peak occupancy. Sarin reports that green building certifications and improved IAQ marketing have contributed to a measurable increase in buyer interest.
