SC Asset, one of Thailand's premier property developers, wanted to future-proof a new luxury residential project by integrating EV charging infrastructure from day one — not as an afterthought.

Project scope

We deployed 12 Smappee EV Wall chargers across the development's underground parking floors. The chargers support both AC (up to 22 kW) and integrated DC metering, with RFID access control to ensure only residents can activate charging sessions.

Technical highlights

Load balancing is the cornerstone of the installation. The Smappee controller monitors total building load in real time and dynamically allocates available capacity across active chargers. When the transformer approaches 80% utilisation, the system throttles charging rates proportionally rather than tripping circuit breakers. Residents use the Smappee app to schedule sessions, track costs and receive completion notifications.

Results

The installation avoided a 1.5 million THB transformer upgrade by leveraging existing spare capacity through intelligent load management. Resident adoption reached 60% within the first three months, and the development earned EDGE green building certification points for sustainable mobility infrastructure.
